A property damage inspection is an on-site assessment of your home or commercial building conducted by a licensed public adjuster to identify, measure, and document every instance of damage — visible and hidden. This is the single most important step in the insurance claims process because the scope of your inspection directly determines the scope of your settlement. Insurance company adjusters typically spend 30 to 60 minutes on an inspection and work from the roof down; our licensed adjusters spend 2 to 4 hours per property and work from the ground up, inspecting attics, crawl spaces, interior walls, and structural systems that company adjusters routinely skip. If damage is not identified during the inspection, it will not appear in your estimate, and you will not be paid for it. That is why hiring a professional who works exclusively for you — not the insurance company — is critical to receiving the full settlement your policy provides.

What does a property damage inspection involve?

Our inspections begin before we ever set foot on your property. We review weather data, satellite imagery, and local damage reports to understand the event that caused your loss. When we arrive on-site, we conduct a systematic assessment of every component of your property — roofing systems, siding, gutters, windows, HVAC equipment, interior ceilings, walls, flooring, and structural elements.

We use moisture meters to detect hidden water intrusion behind walls and under flooring. We use drones for aerial roof assessments on multi-story and commercial buildings. We photograph and video-document every finding with detailed notes that tie each item of damage to the covered cause of loss. The result is a professional damage report that becomes the backbone of your insurance claim.

Why do insurance company inspections miss so much damage?

Insurance company adjusters handle high caseloads — often 80 to 150 open claims at a time. They are under pressure to close files quickly and keep payouts within internal guidelines. They are not incentivized to spend extra time looking for hidden damage, and their employers benefit directly when damage goes undocumented.

What types of hidden damage do you find?

In our experience handling over $300M in documented claims nationwide, the most commonly overlooked damage includes: moisture trapped behind exterior walls from wind-driven rain, structural cracking in roof decking that is only visible from inside the attic, compromised flashing at roof penetrations, interior ceiling and wall damage from slow leaks that develop weeks after a storm, and HVAC condenser damage from hail impacts that reduce system efficiency without an obvious visual indicator.

On commercial properties, we also inspect mechanical systems, flat roof membranes, parapet walls, and loading dock areas — zones that insurance adjusters frequently skip entirely. Every item we identify becomes a line item in your claim estimate.

When should you schedule a property damage inspection?

The best time to schedule an inspection is immediately after the damage occurs and before you file your claim. Early inspection preserves evidence, prevents secondary damage from being attributed to neglect, and gives us the strongest possible position when we submit your claim to the insurance company.

That said, it is never too late. We regularly inspect properties months or even years after the original loss event and still find significant undocumented damage that leads to supplemental payments or reopened claims.
